Data Sources & Compliance

Where our data comes from
Track.bi.ai aggregates publicly available property intelligence from Florida public-record channels, including County Zoning/Planning, Assessed Value, FEMA flood data, Appraiser, and Tax Collector parcel records. Track.bi.ai currently covers Florida — all 67 counties. We're expanding to additional states; check back for updates on coverage.
How records are combined
When possible, we cross-reference County Zoning/Planning, Assessed Value, FEMA flood data, Appraiser, and Tax Collector parcel attributes into a single analysis-ready view. Matching relies on identifiers and geographic context available in source systems and may be incomplete when source records are inconsistent.
Update frequency
Source datasets are updated regularly. Exact refresh cadence can differ by Florida county, agency, and data type. Track.bi.ai does not currently guarantee a fixed update interval for every county.
Accuracy and official records
Data shown in Track.bi.ai is aggregated from public sources and may include delays, transcription differences, missing fields, or other inaccuracies relative to the official record maintained by a county or agency. Always confirm critical details with primary official sources before bidding, purchasing, or making financial decisions.
Intended use
Track.bi.ai is designed to help investors and operators screen opportunities more efficiently. It is not a substitute for title review, legal counsel, survey work, or other professional due diligence.
